O’Donnell & Naccarato has been involved with the National Kidney Foundation (NKF), an organization dedicated to preventing kidney diseases, improving the health of individuals and families affected by these diseases, and making organ transplants available to more people. The NKF has been serving Eastern Pennsylvania and New Jersey since 2008. President Anthony Naccarato has been a member of its volunteer Board of Advisors since 2013 and the Board Chairman for the past 3 years. On March 11th, 2021, during the NKF 2021 Eve of Giving event, Tony was honored with the Arthur P. Pasquarella Leadership in Action Award, which the Foundation describes as “No ordinary award, given to no ordinary volunteer.”

Motivated to support the NKF due to his brother-in-law’s battle with chronic kidney disease, Tony has applied his vast enthusiasm, business resources, and love of golf to promote NKF events such as the Kidney Walk, Kidney Ball/Eve of Giving, and countless successful golf outings. These activities raised critical and significant funds to support ongoing medical research programs, patient and community services, professional and community education, and organ donation awareness.

Accepting the award, Tony expressed that what he enjoys most about being a part of this team is the “great people on the Board” and their “passion and commitment to the mission of NKF” He is also extremely proud of efforts expanding the Foundation into greater parts of New Jersey.

Structural engineering and design company O’Donnell & Naccarato announces staff promotions for three of our engineers. We are proud to have all of these people on our team and congratulate them on their hard work and success.

Matt has more than 15 years of professional experience, including nearly 5 years with our structural engineering and design company as a member of the Restoration team. He specializes in condition assessments and rehabilitation design of facades and parking structures, is a SPRAT certified Rope Access Technician, and has logged over 400 hours of rope access inspections. Whether hanging from a façade or overseeing the work, Matt is a great person to have on your team! Matt is past-president of the ICRI Delaware Valley Chapter and a voting member of ASTM E06.55 Performance of Building Enclosures. Notable projects include the restoration of Philadelphia’s Rittenhouse Claridge and Wanamaker Buildings.

Jonathan is a structural engineer located at the McComas/O’Donnell & Naccarato offices in Carmel, Indiana. He has had the opportunity to work on a wide range of projects in the following industries: Education, Healthcare, Industrial, Residential, Retail, and Workplace. Personable and insightful, Jonathan is well respected by both clients and peers. He also gives time to those new to or seeking to join the A/E/C industry through the ACE Indiana Mentor Network Junior Board, ASCE Young Members Group Board, and Urban Land Institute Young Leaders Group Board. One of his larger projects was the 250,000 SF – KAR Global Headquarters Campus in Carmel, IN.

During the past 6 years, Mathu has amassed a diverse portfolio of structural engineering projects varying from new medical office spaces, movie theaters, and mixed-use residential to the restoration of existing structures. He has extensive experience in designing structures composed primarily of wood, such as mass timber and modular construction. Mathu is well-known in the office for his willingness to step up and his ever-present smile and give his time to the ACE Mentor Program of America. Some of his notable experience includes working on the Rowan Boulevard redevelopment project, a mixed-use complex in Glassboro, N.J., with more than 1,000,000 square feet of apartments, restaurants, medical offices, and other spaces.

As the year comes to a close, we want to highlight several of our events, awards, and new projects from 2020. Our structural firm thanks all of our team members across all our offices for their work in 2020. We are proud of the achievements of our team and our structural engineering and design partners.

Matthew Mowrer, PE, was announced as one of the International Concrete Repair Institute’s (ICRI) 40 Under 40 Award winners in early February. The award recognizes 40 individuals who exemplify dedication to the concrete repair industry. Matthew Mowrer, PE, is a Restoration Engineer and Senior Project Manager for our structural firm. Matt was also on ICRI’s Board of Directors for four years and past president of the Delaware Valley Chapter in 2016. Congratulations to Matt again for receiving this honor.

In April, Cristo Rey Philadelphia High School received the 2020 Preservation Achievement Grand Jury Award. The award was for the preservation and adaptive reuse of the A. Mecky Company Building located at 17th and Allegheny Avenue. O&N provided structural design and façade restoration services for Cristo Rey’s adaptive reuse of a historic, 5-story heavy timber warehouse and a new adjacent addition to creating a 105,000 GSF high school. Our team offered creative approaches to structural challenges with the existing warehouse structure, fostering cost-effective solutions.

In early January, our structural firm celebrated the grand opening of our Doylestown Health Woodall Center for Heart and Vascular Care project. This project expanded the Doylestown Hospital, adding the Woodall Center to handle the increasing demand for cardiovascular intensive care and interventional vascular units. Our firm provided structural design to create the new facility comprised of additions and renovations to the existing cardiac unit.

Also, in January, Philadelphia’s first micro-hotel, Pod Philly, opened to the public. Pod Philly features 252 rooms and restaurants Condesa and El Techo Philly. We provided structural design for the micro-hotel, supported by a deep foundation of drilled concrete shafts resting on bedrock.

In June, we participated in a ceremony for 1300 Fairmount, a mixed-use building located in the West Poplar neighborhood in Philadelphia. The residential tower’s structural system is primarily Girder-Slab, a system initially invented by O&N retired founding partner Peter Naccarato, PE. The layout consists of a parking garage, retail space at the ground level, classroom space on the second and third floors, amenities level on the fourth floor, and ten stories for apartments above.

In February, Director of Restoration Jason Coleman spoke with NBC 4 New York’s I-Team about New York City’s building façade inspection process. A tragedy spurred changes to New York’s façade inspection laws and regulations. Jason is one of just 500 engineers qualified to provide rope access investigations of hi-rise structures, so he contributed his expertise and an overview of the process for NBC 4 New York.

Our structural firm also got to participate in the ACE Mentor Program of Greater Philadelphia’s 4th Annual Giant Jenga Tournament in late February. The 64 teams managed to raise approximately $30,000 for scholarships to students studying architecture, engineering, and construction in college or university. Since 2000, the ACE program has allowed local high school students to explore potential careers in architecture, engineering, and construction. Our team is incredibly passionate about our involvement in ACEMentorPhilly and is excited about new events in 2021.

In November, our team helped put together a presentation for AIA Philadelphia. The presentation was a case study and panel discussion on the panelized wall system’s selection process for the 1300 Fairmount Ave project. Some of the topics we discussed included the cost savings realized by changes in material, design changes that needed to happen quickly, and the collaborative effort by the project team to help the project remain on schedule.

As the months get cold, now is a good time for season garage building maintenance. The proper assessment and maintenance of parking garages is critical to maintaining their structural integrity, so anyone parking or walking within the garage is safe. To keep parking garages safe, facility managers and owners should get their parking garages and buildings routinely assessed and repaired by structural engineers.

Seasonal garage building maintenance is the process of investigating, assessing, and maintaining parking structures during the harsh weather of late autumn and winter. The structural components of parking structures are exposed directly to weather and environmental conditions, such as rain, snow, sleet, hail, and more. The severity of each of these weather effects depends on the geographical location of the parking garage. In the northeastern United States, heavy snow and rain are typical in autumn and winter. Preventing future structural problems by catching them early on through regular assessment and maintenance is crucial to the process.

Routine maintenance is essential for parking garages’, and any structures’, safety. Parking garage managers and owners want to keep their facilities safe, and the people using said facilities want to be safe, too. Having seasonal maintenance will increase the parking structure’s service life and reduce more long-term structural repairs, saving managers and owners potential costly repair expenses. Also, a safer and sounder facility, seasonal maintenance produces a cleaner, safer atmosphere, which promotes repeat business.

The overall seasonal maintenance process consists of 3 primary steps: the assessment, the report, and the maintenance.

The initial assessment begins with information and data gathering. In-person visits, photo or video documentation, or any other inspection method, involve analyzing the parking structure for any signs of distress in the structural design. Below are some of the factors structural engineers look for:

• Observed distress, such as spalls, cracks, corrosion, staining, or other deterioration
• Leaks, condensation, and ponding water
• Any other structural and safety concerns

Any history of previous repair efforts or problems, construction documents, the original designs, and many other existing documents is also helpful for the assessment team. Visiting the site to test or gather materials is vital in assessing the structural integrity of parking structures.

Once the engineering and design team have analyzed all of the available information, the team can make a full assessment and review of the parking structure. Typically, the report of a parking structure assessment will include:

• Summary of the conditions prompting the investigation
• Description of the garage construction, history, and other pertinent information
• Photographic documentation and description of the garage’s current condition
• Recommended actions to maintain the garage’s structural integrity

Reports may also include repair strategies, the probable cost, and possibly a comprehensive maintenance plan and schedule.

Finally, the garage building maintenance can begin after the assessment and reporting steps. The maintenance of a parking structure will vary based on the needs of each facility. For example, a garage may require full depth slab replacement, partial depth filigree slab repairs, and carbon fiber reinforcement like we did with Sheraton Garage in Philadelphia. In addition to immediate repairs, the engineers may implement preventative measures, such as applying a traffic bearing membrane system over the slab once repairs are complete. The maintenance stage is where the immediate and future safety and value of the parking structure are solidified.

The International Concrete Repair Institute (ICRI), the only association in the concrete industry devoted solely to repair and restoration, recently announced the winners of ICRI’s first 40 Under 40 Award.

O’Donnell & Naccarato is proud to announce that Matthew Mowrer, PE was amongst the announced winners. Matt is a Restoration engineer and Senior Project Manager for the firm. Matt was on ICRI’s Board of Directors for 4 years and past president of the Delaware Valley Chapter in 2016. He is also a voting member of two technical committees: Committee 320 (Concrete Repair Materials and Methods) and Committee 510 (Corrosion).

The prestigious award recognizes 40 individuals who exemplify dedication to the concrete repair industry. A peer-nominated award, the ICRI 40 under 40 recognizes individuals who have demonstrated their commitment to continued professional growth, high potential for continued success in leadership roles, and a strong passion for—and commitment to—the mission of ICRI.

William F. O’Donnell was a proud graduate of Villanova University where he earned his degree in Civil Engineering in 1965. After working for CertainTeed and Day & Zimmerman, he served for two years as an engineer in the U.S. Army in South Korea. In 1968, Bill joined the firm of Seymour W. Greenberg. Bill’s classmate at Villanova, Pete Naccarato joined the firm in 1974 and the firm was renamed Greenberg, O’Donnell & Naccarato. In 1981, the name changed to O’Donnell & Naccarato and the company as we know it today was founded in the historic Bourse Building in Philadelphia.

Over the past three decades, Bill spearheaded many notable projects in the Philadelphia region, including: Villanova’s West Campus expansion, a new science building, and expansion at Roman Catholic High School, the renovation of Saints Peter & Paul Cathedral, the King of Prussia Mall parking garages, and Harrah’s Chester Downs Harness Racetrack to name a few. In addition, Bill was heavily involved in the renovations of the historic Bourse Building where his company was founded as well as the renovations of the historic Lit Brothers Building where the company now resides.

William F. O’Donnell will forever be a part of the soul of O’Donnell & Naccarato, the company that bears his name. He was a dynamic leader, a stalwart supporter, a loyal friend, and an empowering mentor with a vibrant spirit and a calming presence. Bill’s “people first” approach is still evident within our company in both his unwavering support and friendships with our clients. His impact on the construction community of the Philadelphia area was widespread and will continue to contribute to our present and future successes for decades to come.
